This project was a residential care home development that refurbished an existing 3-storey building in stages with an extension on one wing of the building.

We surveyed the existing building before quotation. The system would only work from a pump and tank as the pressures and flows from existing supplies was inadequate and there was no intention of applying for a new sprinkler supply. Part of the building had been set aside for equipment including the sprinkler tank and pump.

Our design consisted of full coverage to all areas of the building as per the fire strategy. A zone valve per floor and hydraulic calculations. These determined the tank size (volume) and its configuration and provided the pump duty required. The zone valves would be wired back to a dedicated sprinkler alarm panel which would also take a feed from the pump. The sprinkler alarm panel had an external link to the buildings main fire panel.

The design required 3 revisions before approval due to clashes with other services. Once approved it the installation was scheduled, this was phased in line with the build programme. Installation to the existing ground floor building was first. Ceilings were removed for removal of old services and installation of new. The next phase included the second floor and the new wing extension. The final phase was the second floor and pump and tank. Installation lasted 34 man days including pressure testing each phase spread over 2 months.

Some of the second fix ran along-side the first fix as we came to do the second floor installation some of the ground floor areas were ready for cover-plates and the pump and tank could be installed, the tank was sectional and installed by others on our behalf.

The commission was 2 days with the testing of the supplies and testing of the alarm system and links. Commissioning was arranged for a specific date with the site manager so the fire alarm link could be tested by our system and the other contractor would be present.

We issued an operations and maintenance manual to the care home management team and after final payment of account we issued compliance certificate.
