The project was for a 3 storey, 12 unit, self-contained, private rental, student accommodation. The plans included for 2 units with disabled access on the ground floor and small lobby leading to a stair core. First and second floors had 5 units per floor. There is access to the roof which has a plantroom. Each unit had a kitchen/living room, bedroom and bathroom.


Our design was for full coverage meaning this would have to be a Cat 2 risk, this would mean a larger tank size to provide capacity for 30 minutes. As this was a new build our initial design was hardly altered after a survey. The ground floor units had sprinkler heads in the bathrooms also because they were over 5m2. The small lobby on the ground and the landings on the first and second floors were covered. It was designed so the pump and tank could be site in the roof plant room and this was detailed in the specification issue to us with the initial enquiry. The tank capacity required was 5000 litres. An isolation and test valve per floor was included along with a flow switch and gauge, located in the riser cupboard. This is a minimum requirement for a full coverage system. The flow switches are interface with the buildings fire alarm system as is the pump panel in the plant room.

The construction consisted of steel and concrete and the pipe routes had to be coordinated with the other serves as only certain penetrations in slabs and walls were allowed. Within the risers we shared the bracketry with the mechanical contractor, on the slab we used concrete fixings.

The first fix took 4 days, we returned after 4 weeks to start installing the sprinkler heads to the ground and first floors. These areas were tested separately to the second floor which was completed a week later. The tank was delivered in 1mx1m sections and assembled in the roof top plantroom.

The pump was delivered during the final stages of the project and system was made live prior to completion of the internal works. The ceilings were painted before the joinery and flooring was installed so the cover plates could be fitted and system commissioned prior to practical completion.
